The Shoppes of Harleysville Shopping Center in Harleysville, PA will be getting some new neighbors soon. Currently, there is a traffic light and the intersection of Route 113 and Park Avenue that also leads to the rear entrance of the shopping center that houses Walmart, Giant, Radio Shack, Harleysville Mattress, Great Clips, GNC Store, Zachs Pizza, JJ Asian Cuisine, and Parks Royal Cleaners. But there is a lot of land left at that location, and it will soon be filled up with more retail shops to serve the community.
So what exactly will be coming to Harleysville? For starters, a brand new Tractor Supply store, an STS Tire and Auto Center, plus a Giant Gas Station. In addition, there are additional pad sites available from 1600- 12,224 square feet available for additional retail shops. I just hope its not another pizza place. To those of us that live in the area, you know what I mean!
I am sure most of you were hoping for a big restaurant chain to come in but it does not look like that is the case. For some reason, the demographics that are presented to most big chain restaurants do not seem to fit what they are looking for. I am not sure how as the 2012 Population Estimate within 1 mile of this site is 5095, 22,302 within 3 miles and within 5 miles of the site, the Population Estimate is 81,148! Of that population estimate, there is an estimated 1945 Households within 1 mile with an average Household Income of $89,335. Within 3 miles, that number grows to 8024 Households with an average income of $100,898! That is a bunch of spending money!
And how about the traffic? If you take a look at the above layout, I think the flow and parking for this develpment were engineered pretty well. Being that there is already a light at the entrance, which is rarely used and flows well now, I think the almost 16,000 vehicle daily traffic count should continue to move along RT113 very well and it is great exposure for a business looking to occupy this space.
The best part about this plan will be the added income to the township. Between impact fees, property taxes, business taxes and such, this will help with the revenue of the area. The more businesses in the area, the better for the local taxpayers!
