The Shoppes of Harleysville Shopping Center in Harleysville, PA will be getting some new neighbors soon. Currently, there is a traffic light and the intersection of Route 113 and Park Avenue that also leads to the rear entrance of the shopping center that houses Walmart, Giant, Radio Shack, Harleysville Mattress, Great Clips, GNC Store, Zachs Pizza, JJ Asian Cuisine, and Parks Royal Cleaners. But there is a lot of land left at that location, and it will soon be filled up with more retail shops to serve the community.
Welcome to Montgomery County. A beautiful County filled with great people, tons of things to do, a perfect location close to the hustle & bustle of Philadelphia, weekend hikes & winter skiing in the Poconos, & a short drive to the beauty, peacefulness & tranquility of the Jersey Shore. It really is a great place to call home. However, Montgomery County has one of those black sheep, also shared with its neighbors in the Commonwealth. Real Estate taxes. What were they thinking when they came up with this system?
At least 88% of prospective home buyers use the internet as an informational resource during their real estate search (Realtor.com). With popular real estate syndication sites such as Realtor.com, Trulia.com and Zillow.com as well as social media networks, consumers are able to proactively find properties on their own. It doesn’t stop at the computer. 63% of online searches result in a property walkthrough.
What do these developments mean for real estate photography? The pressure is on. Real estate agents need photography that stands out and appeals to the ultimate decision makers, home buyers. [Read more…]

Another common question that that is asked by home buyers is whether or not you need an attorney when buying a home in Pennsylvania. There are many states that require an attorney and sometimes, it is just common practice. In Pennsylvania, we are special: we are one of only 5 commonwealth’s in the country, our local and school taxes have the most bizarre billing and payment schedules, and we have some crazy stupid laws. But do you need an attorney? [Read more…]

Do you watch the news? All that you see about housing these days is how horrible the real estate market is. Why does everyone always focus on the negative? Oh yeah, ratings. They prey on the bads news; maybe in some weird way it makes us feel better about ourselves. However, what is happening in one neighborhood, in one city, in one state, does not represent what is happening across the country as a whole! [Read more…]
It was 1994, gas was $1.09, Tonya Harding won the figure skating championship after attacking Nancy Kerrigan, interest rates were 8.5%, and I was just starting my career in real estate. Without having any idea of what I was doing, I walked into my first sales meeting at the beautiful Manor House in the village of Skippack, PA. With my new briefcase in hand, I find a seat in the conference room. My broker starts the meeting by announcing that the FBI was coming in to seize all of the files in the office!
I just got done showing a home to a first-time home buyer, a single father and his three little girls. There are many things that we take for granted, and this one little girl helped me to remember those thing in order to appreciate them again. In an economy where many are complaining about their home values declining, this 6 year old little girl can really put things into perspective. [Read more…]

I am sure you have heard the radio, television, and internet ads stating you can buy a foreclosed home for as little as $199. Not $199 down, just a total of $199 and you own the home. I actually received an email yesterday from a lead source asking to find such homes for them. In the words of Flavor Flav of Public Ememy, Don’t Believe the Hype…
You have done the research, finished the touch-ups, staged the home, and priced it properly. Great, but there is one other item that can ruin your chances of a quick sale. And believe me, this one will put you on the “no show” list faster than anything else.
So you went out looking at houses today, hopefully with me! You saw a bunch of homes and all of the features are getting jumbled together in your head. Although it would be nice to take your favorite amenities an create your perfect home, I could not find an app for that, sorry. However, I did find an app to help you keep track of everything right on your iPhone!
There are plenty of mortgage calculator apps at the iTunes store that can calculate your mortgage payment, amortize it for you and provide other “calculator” type solutions. However, the new mortgage calculator app from Homes.com can do all of that and then some!
It never ceases to amaze me what real estate agents will do for their clients. I hear stories everyday about agents going above and beyond what the “job description” implies. Being a real estate agent since 1994, I have plenty of stories. However, one incident always stands out in my mind. [Read more…]
