FSBO – Photography and Video: As you know, a picture says a thousand words. Unfortunately, many real estate agents and owners alike, advertise dark, dingy photos of their home. When a prospective buyer sees them in the advertising, it can very well turn them away from moving forward. Therefore, here are some photography tips to make your photos represent your home in its best light. You should not need any fancy-dancy camera to perform these functions. The settings are available on majority of digital cameras today, even the cheap ones.
1. Turn the flash off! When taking indoor photos, you want to capture the natural light, not a quick burst of light as the camera will only focus on the light directly in front of it causing the background to be dark and the foreground looking like the bright bald spot on my head, lol.
2. Use a tripod or other stationary device to set the camera upon. The features you will be using next cause the shutter of the camera to remain open and there is no way you will be able to hold the camera steady for that period of time which will cause blurred images.
3. On the camera menu, there should be an option for Exposure Compensation or EV. What you want to do is increase that exposure rate. The brighter the light in the room from the windows or lighting, the higher the exposure compensation should be.
4. Again, on the settings menu of the camera, turn the White Balance to cloudy.
These settings will allow the camera to capture all of the natural light of the room, almost blurring out the windows, so that you capture the natural warm feeling of the room.
